Ratos company SSEA to initiate pilot project in carbon-neutral construction together with MKB Fastighets AB

The construction company SSEA, which is part of SSEA Group, is initiating a pilot project in sustainable construction together with MKB Fastighets AB. The pilot project involves the construction of 12 new apartments in Malmö. MKB Fastighets AB’s ambition with the project, known as Rapsen 2, is to enhance its expertise in sustainable construction and test construction methods using a cross-laminated timber frame. The goal is for the project to emit a maximum of 207 kg CO2/sqm and thus reach below the LFM30 target limit value for housing, a project with a low climate impact. In the next step with carbon storage taken into account, the project will likely halve emissions compared to the portfolio.

Preparatory work has begun, and the apartments are expected to be ready for occupancy around year-end 2024. The project is being carried out in partnership with Södra skogsägarna, which has considerable expertise in timber construction.

“The fact that SSEA was entrusted to build Rapsen 2 shows the company's strong position in sustainable construction, a key competence to be competitive in the future construction market. Ratos's construction companies have a low exposure to housing construction (less than 3 % of sales). This project is exciting because it is a pilot project in the field of sustainability with a municipal client. It is gratifying to see that SSEA is continuing to secure high-profile, sustainable projects in an increasingly challenging construction market,” says Christian Johansson Gebauer, Chairman of the Board of SSEA Group and President, Business Area Construction & Services, Ratos.

“We are naturally proud to have been given this opportunity, together with MKB Fastighets AB and Södra skogsägarna, to enhance our expertise in carbon-neutral construction, a skill that will be important in the transition to a more sustainable future and one that we are keen to develop,” says Christian Wieland, CEO of SSEA.

Cross-laminated timber, which will be used in the pilot project, offers several advantages over other wood materials, making it particularly suitable for carbon-neutral construction. For example, the low weight to strength ratio results in fewer transports and easier assembly. The material for the project will be produced locally and come from family-owned forestry companies in southern Sweden to ensure the lowest climate impact in the market.
